Terms of Service
These terms apply to access and use of Propria by landlords, agencies, and authorised users. By creating an account or using the service, you agree to these terms.
Service
Propria provides cloud software for rental property management, including leases, tenants, payments, bank reconciliation, condition reports, and related tools.
Features may evolve; we aim to give reasonable notice of material changes affecting paid plans.
Accounts and access
You must provide accurate registration information and keep credentials confidential.
Organisation owners are responsible for users they invite and for configuring roles appropriately.
You must not share accounts or use the service for unlawful purposes.
Customer data
You retain ownership of data you upload (tenant records, leases, documents, etc.).
You grant us a limited licence to host, process, and display that data solely to provide the service.
You are responsible for having a lawful basis to process tenant and third-party personal data in Propria.
Acceptable use
Do not attempt to breach security, scrape the service without permission, reverse engineer except where law allows, or upload malware.
Do not use the service in a way that infringes third-party rights or applicable rental, tax, or financial regulations.
Availability and support
We target high availability but do not guarantee uninterrupted access. Maintenance windows may occur.
Support channels and response times depend on your plan (if applicable).
Fees
Paid plans, if offered, are billed as described at order time. Taxes may apply in Belgium or your jurisdiction.
Demo environments are provided as-is without warranty of production suitability.
Liability
The service is provided with reasonable skill and care. To the extent permitted by Belgian law, we are not liable for indirect loss, loss of profit, or consequential damages.
Nothing limits liability for fraud, wilful misconduct, or death/personal injury caused by negligence.
Propria assists with workflows; it does not replace legal, tax, or accounting advice. You remain responsible for compliance with Belgian rental and accounting rules.
Termination
You may stop using the service and request account closure at any time.
We may suspend or terminate access for material breach, non-payment, or risk to security or other users.
Upon termination, export options may be available for a limited period; thereafter data is deleted per our retention policy.
Governing law
These terms are governed by the laws of Belgium. Courts of Belgium have exclusive jurisdiction, without prejudice to mandatory consumer protections where applicable.
